Ankara Tops Turkey’s Housing Price Surge with 34.9% Annual Increase

According to the Economic Desk of Webangah News Agency, Ankara has emerged as Turkey’s housing price hotspot, with the Central Bank’s latest figures showing a 34.9% year-on-year increase in December. Average prices in the capital reached 41,274 lira per square meter, making a 100-square-meter home cost approximately 4.1 million lira. This marks a significant jump from 29,764 lira per square meter in 2024 and 23,466 lira in 2023.
Experts attribute Ankara’s sharp housing price escalation partly to post-earthquake migration following the February 2023 disaster, which boosted housing demand in the capital. Istanbul saw a 28.5% annual price increase to 74,153 lira per square meter, while Izmir recorded a 30.8% rise to 49,584 lira.
Nationwide, housing prices increased 29% annually in December but showed a 1.4% decline when adjusted for inflation. The country’s average price reached 45,457 lira per square meter, putting a typical 100-square-meter home at 4.5 million lira. Muğla remains Turkey’s most expensive province at 76,698 lira per square meter, with Antalya, Çanakkale, and Aydın also among the highest-priced regions.
